EPDM roofing offers the best leak protection on low-slope roofs. Plus, they are easy for roofers to install which can make you save a good amount of money.

Most home improvement centers now offer rubber roofing in standard 10 × 20-foot sheets for less than $200. Some stores also sell 10-foot-wide roofs by the linear foot, or longer.

Ideally, it is recommended that you purchase a sheet large enough to cover the entire roof. This greatly reduces the chance of leaks because there is no need to make joints.

How roofers install an EPDM membrane roof

The installation of the membrane involves removing the previous roofing material down to the bare roof and flashing around vents or other projections.

Roofers must ensure that your roofing material is clean dry and in good condition. They may be able to cover it with a layer of high-density fibreboard to create a fresh layer.

To adhere the membrane to the roof, a liquid adhesive is applied to the roof with the membrane rolled back.

If roofers use an insulation product with a waterproofing layer or film, the adhesive will not penetrate the insulation properly.

If roofers use an insulation product with a sealing layer or film, the adhesive will not penetrate the insulation properly.

Once the roof deck is prepared, the membrane sheets will be installed so that they overlap the edges of the roof.

Cuts will be required to accommodate roof projections and to allow the membrane sheets to lay flat.

If your roof abuts a vertical wall, the membrane must extend beyond the wall by approximately 10 inches to allow it to be adhered to the wall and sealed with a metal termination bar. To adhere the membrane to the roof substrate, the application of a liquid adhesive to the roof substrate with the membrane rolled back will be necessary.

After curing, the membrane shall be pressed into place over the adhesive and carefully brushed to remove any air pockets.

Once the membrane is secured in place, the joints will be sealed with strips of flexible joint tape and liquid primer.

The installation of the EPDM roof will be completed by cutting the membrane at the edges of the roof, installing the appropriate flashings and adding the termination bars.
